1What is a secondary residence or second home?
In Austria, a secondary residence or second residence refers to an additional residential address that is used in addition to the main residence. The secondary residence often serves as accommodation for professional, school or leisure purposes and is not viewed as the center of life. The second home must be registered with the responsible registration authority.
2How long can I rent the apartment?
The rental period depends on the length and purpose of your stay and is usually for a maximum of 6 months. However, a contract of more than 6 months can be agreed for recreational and leisure stays.
3Can I get a primary residence?
Unfortunately, it is not possible to register your main residence at our address. You must continue to keep your main residence somewhere else in order to be able to rent an apartment from us as a secondary residence.
4Why do I have to pay a deposit for two months' rent?
The deposit of two months' rent serves as financial security in the event of loss of rent or damage to the apartment. This deposit will be refunded upon termination of the tenancy, less any applicable deductions, as long as the apartment is in good condition.
5How much does the final cleaning cost me?
The costs for the final cleaning depend on the actual effort and can therefore vary. The final amount depends on how clean the apartment is left upon departure and the amount of cleaning required. (Final cleaning from €120)
6I would like to rent an apartment, how can I proceed?
Contact us using the contact form to arrange a viewing appointment for the apartment you want.
After the viewing, you make a binding commitment to rent the apartment and inform us of the exact rental period. Please also provide a copy of your passport to create the rental agreement.
The rental agreement will be signed by you and sent back to us together with confirmation of payment for the deposit amount.
As soon as the deposit has been received in our bank account, you will receive the valid rental agreement, which has been countersigned and stamped by us.
Arrange an appointment to hand over the keys and collect the keys at the specified time.
